In brief
Warner Fields is a unique neighbourhood centred set to create an initial 1,160 build-to-rent (BTR) homes, commercial & workspaces, in builds ranging from one to 30-storeys.
Warner Fields will deliver commercial, amenities, workplaces, quality of life, and the "re-naturalisation" of the River Rea at the heart of it all, which will be opened up for the first time in over 100 years.
Creating a true sense of community, a new green environment will see new footpaths, crossings, shops, restaurants, and public squares, all designed to support new cycling and pedestrian spaces, and bringing Birmingham City Council's 'Rea Valley Urban Quarter' ambitions to life – which is expected to top 5,000 new homes across the masterplan.
HYBRID PLANS; PHASE ONE:
The Hybrid first phase (full & outline) will deliver approximately 1,160 (full) new homes to rent over nine new buildings & three parcels of land owned by Dandara (Plots A1-2, C1-6 & D1-2); with D2 coming forward in outline form and potentially taking the phase up to approximately 1,351 new homes.
Workspaces will be created at The Henry Bradford Centre (C1) to aid start-ups and small businesses; with the Apollo Building (D1) serving as a hub for cycling, cycle/e-scooter hiring and maintenance, EV charging, vehicle sharing, parking, and gym facilities - the latter WILL be converted to residential once HS2 Curzon Street & nearby infrastructure projects are complete (subject to a new application).
The hybrid nature of these plans allows Dandara to bring the full plans forward for development ASAP.
Amenities within the buildings across the site will include concierge services; storage; cold rooms for grocery and flower deliveries; a dedicated residents ‘app’ to access a plethora of information: I: E - booking gym classes, or meeting rooms; fitness suites; lounges and work areas; informal social spaces; curated events; balconies and/or terraces; play areas; secure cycle storage; and a car club.
