In brief

New Bond Street is an ambitious, inclusive & sustainable new canalside community, providing up to 762 new homes and commercial, with the Grand Union Canal firmly at its heart.

The mixed-use scheme, brought forward by Homes England as part of their Accelerated Delivery Pilot, is made up of two distinct land parcels on New Bond Street in the Bordesley area of the city.

Five buildings of up to 15 storeys, complete with 1-3 bedroom homes (2-5 persons), commercial spaces and public and private amenity facilities, are to be built. There is also a promise to provide a policy compliant 35% level of affordable housing.

Up to 2,289 sqm of vibrant commercial floorspace are to be designated to ground floor areas, with new areas of public realm (6,450 sqm), including a relaying of the famous cobbled streets around the plot, with shared podium amenity gardens & stepped-up/down gardens with easy access to a reanimated Grand Union Canal.

With consent granted, the site will be sold freehold to a developer intending to enter into a building contract for the site. Works are expected to start in 2023 following a period of demolition of the remaining structures on-site, before completing in 2027.
